New York State Real Estate - Paul Olinger
Built in 1955 by the former supervisor of the original construction to Museum Village, Monroe
www.museumvillage.org. This Cape house is built with cement block lower walls and wood
frame upstairs. All the inner walls are built from 'left over' timber from reconstruction of
Museum Village houses. Considering Museum Village structures are over 100 years old, that
they used old growth timbers, hand worked into stout beams for roofs and walls, the framing
in this house is tough, dense hard wood. In fact, venturing into the attic you'll notice the
rafters are huge with mortise and tenon holes still showing.
The exterior has all new siding, about four years old, new main roof (removed three old layers)
about three years old with GAF Grand Timberline architectural shingles. Back Great Room
was reshingled this year with a double layer for long lasting protection. All the exterior work
was done by Home Depot. We figured, unlike unknown businesses, Home Depot will stand by
there work. They also installed the great bay window in our entry hall.

Our outside entry area was inspired by Greene and Greene architect's wonderful Gamble
House in Pasadena, California,
www.gamblehouse.org Overhead is classical bead board trim.
Facing timbers are of round edged Fir and Cedar woods that have been stained and
varnished - we wanted to create an Arts and Crafts style warmth. Notice the electrical outlet for
hanging outdoor seasonal lighting.
The Entry Room features, we think, original 1950's Walnut Button Oak floor.  The two facing closets
were designed to display classical Arts and Crafts symmetry. Closet on the left has a heated raised
cedar floor for heating shoes and jackets in winter.  Entry doors hold beveled glass with solid wood
frames.

The kitchen has been completely renovated, as were all rooms. Clear solid Maple cabinets are in the
Shaker style with absolutely no particle board construction. On each end of the sink are two lower
corner base cabinets holding large lazy Susan storage racks.  The sink is by Elkay with 18 gauge
stainless steel. All cabinets are made by Conestoga Cabinets (founders were Pennsylvania Dutch
cabinet makers).  Three sets of lights provide perfect lamination for cooking or just watching the
'cooks'. Overhead skylight is but one of seven in our house. We like light. Funny note, we cut the hole
in a snow storm with neighbors honking horns as they came up the hill. Nice ventilation in spring and
fall. All our skylights area Velux with low UV emission and none have ever leaked. The stove has the
highest BTU of any mid-size range, 11,000 Btu's. Above is a GE Adventium oven
http:/
/www.geappliances.com/products/introductions/advantium/overview/ 240 volt unit.  Adventium
uses halogen lights coupled with microwave to cook. Awesome chicken in about 20 minutes.  Kitchen
heat is supplied by two toe heaters and the floor is warmed by heated electrical mat,
www.warmlyyours.com . We originally calculated a max of $20 per month in winter but it's more like
$5.00 if we could even see the difference in our electric bill.
Great Room was achieved by removing a wall between kitchen and dinning room, cutting off the original
back room, gutting the whole structure, adding new exterior footings and expanding the floor plan.  We
installed new Oak flooring, built Birch bookcases that have a toe heater and hot water radiators built
into space below the windows.  The original back room was a step down from dinning room floor, had
one small 24" double hung with a small single door going out to an old rotten deck. When we added all
those windows, we made a mistake, there were suppose to be three windows on the back and two on
the left side. Nice mistake.  We added four facing back on one facing side…nice mistake.

TV room is wired for cable and satellite, all bed rooms are cabled.  Cable is much more reliable and we
gave up on satellite. TV room was renovated, like the whole house, with all new insulation in all walls,
like the entire house. All rooms have new low UV, double glass windows.  Fireplace was rebuilt in the
Arts and Crafts style, with Cherry mantel and Cherry bookcases. Here you can see the return for the air
conditioner system. The a/c is perfectly sized and was an excellent comfort addition we should have
added years ago.  This is a SER12 unit for excellent low energy consumption.  Unit was installed three
years ago.

Downstairs bathroom was our last renovation project. Authentic Bead Board trim, surprisingly deep
cabinet, thick glass shower doors and American Standard toilet and sink are wonderfully sized for this
room.  TV room has wood burning fireplace with heat-a-lator venting, Great room has wood burning
stove.

Back bedroom was designed to allow for a bed to be placed either against the bathroom wall or against
the outside wall between the closets. This room, as all bedrooms, has a/c supply system. The two
closets can be either for hanging cloths or as storage spaces. One on right has a small tube pass
through for computer wiring. We have to desktop pc and one, along with router, power strip and other
accessories are located in that closet.

Upstairs bedrooms feature built-in closets and cabinets. All lights are recessed, and all heating is new.
Each bedroom has two Velux skylights and hopefully you noticed the one coming up our stairs.  Two
large hall closets store linen and clothing.

Heating system was replaced, hot water tank has been properly maintained with new anodes, and a new
over pressure valve. Both are cleaned and adjusted annually. Oil tank is located next to washer/dryer
and has been annually inspected. No underground tank exists. Basement is kept dry with French Drain
system and two sump pumps. One is primary and is about 4 years old, the other is battery backup.
Upgraded 200 amp electrical panel and new house wiring for each room has added with each
renovation project.  Installed whole house water softener and filter are fed by new well pump and
pressure tank (one year old). Oh, wine rack stays…not the wine.
Garage holds two cars or, as in our case, one wood working shop and one old VW. Plenty of electrical
outlets to handle shop tools. Next to the well pump entrance is connections for electrical dog fence
(which runs the parameter of our back yard) and front porch low voltage lights controller. Garage
doors were hand made and are without nails, screws or other metal fasteners. Mortise/tenoned with
wooden pegs and waterproof glue hold these panels together. We built them in 1991 and expected
them to last five years. But at present rate, they have many years ahead of them.

Next to garage is an additional storage room. Great place for snow plow and garden tools.

Back yard shed is another wonderful storage space. As mentioned, there is an electric dog fence
around the back yard. It really works! All appliances remain with this house, except freezer in
basement.

In case you’re wondering, we made all the furniture in our dinning and living room, along with cherry
settee and entry way narrow table. Dinning room table wood came from a friend who needed an old
growth 30” diameter oak removed. Took three years to dry it enough to work, nice be really heavy.
